Architectural Control Committee

The ACC wants you to know that their purpose, as well as the Association, is to protect and support the curb appeal of the neighborhood to insure the market price of your property is at the highest possible value. The ACC has designers available for free to help with your needs to update your home and landscape!


The ACC would like to highlight the following rules and regulations.


Section 2. Review and Approval of Plans.  No building, fence, wall or other structure shall be commenced, erected or maintained on any Lot, nor shall any exterior addition to or alteration therein be made until the plans and specifications showing the nature, kind, shape, height, materials and location of the same shall have been submitted to the Architectural Control Committee (ACC) and approved, in writing, as to harmony of external design and location in relation to surrounding structures and topography, by the ACC.  This condition applies in each individual case even though a certain plan has been previously reviewed and approved by the ACC.

Simply put, if you are changing the color or appearance of the structure or changing the landscaping of your property you must fill out an ACC request form and receive acceptance of the ACC prior to such action. The form is on the community website under the Rules & Regs tab.

Section 13, Clotheslines, garbage cans and equipment, shall be screened to conceal them from view of neighboring Lots and streets.

In General: It is the responsibility of each lot owner to maintain the exterior of the structure and the landscaping of their property to promote the beneficial curb appeal of this community. Gwinnett County and the City of Lawrenceville have taken an active role in enforcement, issuing citations and fines. A Property Maintenance Ordinance pamphlet was included in your water bill recently so please review it!

A rule and regulation you may not be aware of:
Section 13, Trees which have a diameter in excess of six (6) inches measured two (2) feet above ground level, and distinctive flora, shall not be intentionally destroyed or removed except with the prior approval, in writing, of the ACC.
